One home appliance that often receives little thought is the water heater. But neglecting the unit we rely on for hot water can lead to problems over time. You might not think about it until the shower runs cold, but proper installation and routine maintenance are key to keeping your heater operating safely. When components begin to fail, the appliance can create issues that are more than inconvenient.

A malfunctioning unit can leak, damage nearby walls or flooring, or in rare cases create enough internal pressure to cause property damage. Knowing how your system works and watching for early warning signs can help you avoid unexpected repairs.

A water heater can malfunction for several reasons:

  • Sediment buildup in the tank
  • Rust that corrodes the tank
  • Too much internal pressure

If your hot water makes a popping or knocking noise, water may be trapped under sediment. Flushing and draining the tank at least once a year can help prevent buildup.

If your tap water has a brown, rusty tint, the tank may be corroding. Inspect the anode rod every two years and replace it every four to five years, or sooner if you use a water softener.

If the temperature and pressure relief valve, or T&P valve, frequently opens or begins to leak, it may be faulty or the tank may be experiencing excess pressure. Set your water heater temperature between 120 and 125 degrees, and test the valve twice a year or have a technician do it for you. Use caution because the water inside is extremely hot.
